Connectivity and Infrastructure

Bhiwadi is referred as ‘Gateway of Rajasthan’ and is located in Alwar district of Rajasthan situated about 40 Kms from Gurgaon. It has excellent connectivity with Delhi due to NH-8 and with Faridabad due to the state highway. The connectivity will get a boost with the proposed regional rapid transit system (RRTS) from Delhi to Alwar (180 km) and the proposed Kundli-Manesar-Palwal (KMP) expressway. FDI (Foreign Direct Investment) inflow has also increased in this area. Seven National Investment and Manufacturing Zones (NIMZ) have been proposed along the Delhi-Mumbai Industrial Corridor (DMIC), of which one is at Khushkhera-Bhiwadi-Neemrana belt. The proposed Neemrana airport is also in vicinity of Bhiwadi. Dharuhera-Bhiwadi bypass road has become operational making commuting easy from Delhi, Gurgaon and Jaipur.

Manesar has easy connectivity due to NH-8 which has many industrial townships around. It is near to new sectors to be developed as per Gurgaon Master Plan. The industrial demand has increased in Manesar for the past 5 years which is creating a huge demand of housing sector and infrastructure. IMT (Industrial Model Township) Manesar has played a crucial role in infrastructure development. Manesar has lot of automobile industries like Toyota, Mitsubishi, Honda and Maruti employing more than 40,000 workers because of which there is a high demand of affordable housing, but the available housing units in this segment are very less in number.

Sohna is a town in Gurgaon district of Haryana. It is located at approximately 25 km from Gurgaon and Faridabad, while Delhi is at around 55 km away. A number of residential, commercial and industrial projects are coming up along Gurgaon-Sohna Road has made Sohna the next preferred destination for residential real estate. Through national highway 8, the area is directly linked to areas such as Bhiwadi, Manesar and Jaipur. The planned IMT Sohna is also likely to become the next big industrial park in the region after IMT Manesar and IMT Faridabad. The Southern Peripheral Road, that links NH-8 to Golf Course Road and South Delhi, is currently under construction which will also increase the ease of access.

HSIIDC (Haryana State Industrial & Infrastructure Development Corporation) was not successful in fulfilling the housing demand of the area. Many projects like Unitech Karma lakelands, DLF City, DLF Express Gardens, Anant Raj Madella have also offered an investment opportunity and are also destination for end-users. Properties are available at a price range of Rs 4000-7000 per sq ft.

All these three towns have good potential for real estate development in the terms of both residential and commercial. This demand is caused by all these infrastructure and industrial developments which are happening and are planned in these areas

WHAT THE PATEL BATTLE FOR OBC STATUS SHOWS: CASTE POLITICS IS BACK

It is a truism to assert that the politics of post Independence India revolves around the axes of caste and religion. However, with the landslide victory of the Bhartiya Janata Party (BJP) in the 2014 parliamentary elections, it was believed that religion had triumphed over caste. The cacophony of caste based demands and caste based politics had been dissolved by the assertion of a ‘Hindu’ India.

VATIKA II 31.07.2015

Hindutva, in this schema, was the solvent of caste and caste based politics. This analysis and assessment appears to be being given short shrift by the Patels of Gujarat’s demand for inclusion into the Other Backward Classes (OBC) category. The Patels of Gujarat- held to be more or less a prosperous group- have, both in a show of strength and solidarity, demanded inclusion in the OBC category.

Is the Patel demand an instance and reflection of the ‘deepening of democracy’- a denouement of Ashutosh Varshney’s ‘battles half won’? Is it in the nature of a prosaic assertion of group interest? Or are countervailing forces to the homogenizing nature and effect of the ideology of Hindutva kicking in?

An answer to these questions takes us necessarily into an excursion onto the nature of India. India is a country or in the words of Stephen Cohen, a civilization state, defined by staggering diversity. Its components are different ethnicities, cultures, religions and last, but not the least, caste. The gale of modernity and modernization that swept India did not dissipate and rent asunder these differences.

Instead, democratization, as Ashutosh Varshney, in his book, Battles Half Won: India’s Improbable Democracy points out, empowered groups that had hitherto been excluded from India’s polity and even socio-cultural firmament. The election of a Dalit woman, Mayawati, encapsulated this development or even trend. Varshney held that , in contrast to hypotheses trotted out by standard democr25.08atization and modernization theory, in India, it was the ‘plebeians’ that turned out to vote in large numbers than the educated middle classes.

Presumably, the ‘plebeians’ would vote along the lines of caste. Caste based politics would complement other thematic issues in Indian politics. But then the stupendous victory of the BJP gave short shrift to this. Given all this, and grafting the Patel demand onto these themes, what inferences can be made about India’s politics?

SIMPLE WAYS TO INVEST IN REAL ESTATE PROJECT OF BHIWADI

Buying real estate Property of bhiwadi is about more than just finding a place to call home. Investing in real estate property has become increasingly popular over the last fifty years and has become a common investment vehicle. Although the real estate market has plenty of opportunities for making big gains, buying and owning real estate property is a lot more complicated than investing in stocks and bonds.

VATIKA II 31.07.2015

Basic Rental Properties

This is an investment as old as the practice of landownership. A person will buy a property and rent it out to a tenant. The owner, the landlord, is responsible for paying the mortgage, taxes and costs of maintaining the property. Ideally, the landlord charges enough rent to cover all of the aforementioned costs. A landlord may also charge more in order to produce a monthly profit, but the most common strategy is to be patient and only charge enough rent to cover expenses until the mortgage has been paid, at which time the majority of the rent becomes profit. Furthermore, the property may also have appreciated in value over the course of the mortgage, leaving the landlord with a more valuable asset.
There are, of course, blemishes on the face of what seems like an ideal investment. You can end up with a bad tenant who damages the property or, worse still, end up having no tenant at all. This leaves you with a negative monthly cash flow, meaning that you might have to scramble to cover your mortgage payments. There is also the matter of finding the right property; you will want to pick an area where vacancy rates are low and choose a place that people will want to rent.
Perhaps the biggest difference between a rental property and other investments is the amount time and work you have to devote to maintaining your investment. When you buy a stock, it simply sits in your brokerage account and, hopefully, increases in value. If you invest in a rental property, there are many responsibilities that come along with being a landlord. When the furnace stops working in the middle of the night, it’s you who gets the phone call.

Real Estate Investment Groups

Real estate investment groups are sort of like small mutual funds for rental properties. If you want to own a rental property, but don’t want the hassle of being a landlord, a real estate investment group may be the solution for you. A company will buy or build a set of apartment blocks or condos and then allow investors to buy them through the company, thus joining the group. A single investor can own one or multiple units of self-contained living space, but the company operating the investment group collectively manages all the units, taking care of maintenance, advertising vacant units and interviewing tenants. In exchange for this management, the company takes a percentage of the monthly rent.
There are several versions of investment groups, but in the standard version, the lease is in the investor’s name and all of the units pool a portion of the rent to guard against occasional vacancies, meaning that you will receive enough to pay the mortgage even if your unit is empty. The quality of an investment group depends entirely on the company offering it. In theory, it is a safe way to get into real estate investment, but groups are vulnerable to the same fees that haunt the mutual fund industry. Once again, research is the key.

Google CEO, Sundar Pichai

Sundar Pichai Appointed Google CEO As Google Becomes Division Of Alphabet Inc. Page and Brin step out of daily roles at Google in surprise development.

sundar-pichai-2-1920

In a totally unexpected development this afternoon, Google announced that it had formed a new holding company, Alphabet, Inc., and that Google would be a wholly owned subsidiary of that entity. In addition, Google co-founders Page and Brin will become CEO and President of the new company, respectively, turning over daily control of Google to Sundar Pichai, who will become the new CEO.

As explained in a companion post at Marketing Land, Alphabet Inc., will consist of the following entities:

  1. Calico
  2. Fiber (internet access)
  3. Google (Search, Maps, YouTube, Android, Ads, Apps)
  4. Google Ventures (VC investing)
  5. Google Capital (investment fund)
  6. Google X (auto-driving cars, Google Glass, internet by balloon, moonshots)
  7. Life Sciences (the glucose sensing contact lens people)
  8. Nest (smoke alarms, home camera, thermostats and connected home devices)

There’s a good deal of head-scratching going on right now around the internet. However, this appears to be an effort by Page and Brin to remove themselves from daily Google operations and focus on a wider range of projects at a higher level. Page said this will allow him and Brin to get “more ambitious things done” and “take the long term view.”

Page further argues that a “slightly slimmed down Google” will have greater focus under Pichai. That may well be. Page and Brin now become insulated to a degree from the relentless revenue-growth expectations and pressures of Wall Street, which fall to Pichai and his deputies — although Alphabet, not Google, will be the publicly traded entity.

It will be interesting to see how other executives at Google handle the transition and how the Google rank and file react. The market doesn’t quite know how to react, it seems. The stock is mostly unmoved in after-hours trading.

As a practical matter, the new organization will have little or no impact whatsoever on search marketers or search marketing.

Postscript: Based on upbeat Wall Street analyst notes that came out today, Google stock is now up after hours.

#Aspects of #home #loan #Seeker #should #know #what #bank #home #loan

Owning a home of your choice is a dream that all sections of people dream of, irrespective of their social status, financial position. In a country like India, there are vast differences between different sections of people based on various factors. In spite, one of the common wishes that every family looks to fulfil is to own a home of their own. However, owning a home of their own is not something that everyone can acquire outright due to lack of sufficient funds.

In such a scenario that the availability of home loans comes to their rescue. Today most banks and financial institutions offer home loans that can be availed even by low income families or individuals based on their income and repayment capacity due to expansion of organized banking and various private and public banks. However, before approaching such banks or financial institutions, there are various factors that home loan seekers need to take into consideration.

krish Harmony
krish Harmony

·  Credit history of the home loan seeker:

To determine the financial health of the loan applicant the bank undertakes a thorough due diligence. In this regard, the bank which provides the home loan will seek bank statements of the applicant for a certain period, salary slips, company background. Besides, it will also ask for disclosures of Income Tax Returns (ITR) for the last few years, certificates showing the Tax Deducted at Source (TDS) as well as the proof of other financial transactions.

These documents are sources by the bank directly from the applicant while the credit history is obtained from other concerned agencies such as CIBIL (Credit Information Bureau of India Ltd, repository of credit records for banks and financial institutions). However, it is also possible for the applicant to get his credit history report directly from the CIBIL. The credit history not only determines whether an applicant qualifies for a home loan, but also the terms and conditions that he can avail on the loan.

group housing 09.07 (1)

·  Volume of liability:

Bank loan is a huge liability and one must consider his/her limitations, even banks consider carefully this aspect. The bank sanctioning the loan will try to determine the repayment capacity based on the past and present credit history of the applicant before sanctioning the loan. However what will be uncertain is the unforeseen future expenditure that the applicant may incur. Hence, to be on the safer side, it is always advisable to adopt a more conservative approach by taking a loan as low as possible. Ideally, no more than 40% of your salary should go towards payments of your EMIs (Equated Monthly Installments). Safer option is to choose EMI which is about 30% of your income.

·  Fixed or floating interest rate:

This is one of the pertinent aspects that an applicant should consider while going for a home loan. Banks, generally permit applicants to avail of fixed rate of interest in the first couple of years of the loan repayment tenure to attract the loan buyers, based on the total amount of the loan availed as well as the tenure of the loan. On the contrary, it is more beneficial to go for a fixed interest rate if the rate is lower currently but expected to rise soon. Even if the bank allows the applicant to avail of fixed rate of interest on the home loan, it is likely to be beneficial only in the short term. In the long term, it would be better to convert to a floating rate of interest. Hence, it would be better to clarify with the bank regarding such procedures especially about charges for converting from fixed rate to floating, reducing EMI burden or reducing term of the loan. Besides, the applicant can arrive at an appropriate decision by approaching different banks and checking out their policies as well as their terms and conditions.

Samsung's Got a Big Problem

Samsung’s Got a Big Problem On Its Hands

Provided by Forbes Motorola says that the Moto X Style has an edge over the S6 in certain conditions. Image credit: Jay McGregor MORE: Siri, Cortana and Google Now: The Future of Mobile

This is less of a problem for Apple, because it can offer something entirely different to customers – software. Its recent “there’s nothing quite like an iPhone” campaign capitalises on the notion that Apple isn’t part of the unsightly skirmish taking place over at Android Vendor HQ. Being different, and offering unique services, gives people unique reasons to buy your product – and makes your product unbeatable via emulation. Add in exceptional marketing and a super-loyal fanbase (the Android fan base is more loyal to the OS than the device), and you have a very sturdy position at the top of the market. But even that doesn’t mean it’s immune to the inevitable growth of lower tier vendors: Apple just lost the top spot in China to Xiaomi.

Offering something different is key. Clearly, this is what Samsung has to do if it’s going to elevate itself above the low-cost Android war, as well as challenge Apple for top tier supremacy. It needs more than a slightly curved display, or a nicer-looking Android skin.VATIKA 31.08jpg

Tom Cheesewright, Applied Futurist at Book of The Future, thinks that Samsung’s time in the premium-end of the market is limited. “In the short term you can maintain some differentiation at the top end through premium hardware, as long as the user experience is slick enough to match. Samsung is limited in its ability to define the user experience though, unlike Apple. And its previous attempts at improving the Android UI have had mixed success.

“Without drastically diminishing its range it is never going to achieve the margins this approach demands either, and this would require a radical change in approach (and in its relationships with the operators).”

So what options does it have left? I asked Cheesewright if developing its own OS was the only way to properly differentiate itself from the rest of the Android competition.

“That may mean an alternative to Android as the platform for a future generation of devices, and it has a candidate in Tizen to which it has demonstrated considerable commitment. It may be hard to displace the embedded Android ecosystem in Europe and the US, but the story could be different in Asia. Samsung’s Tizen-based Z1 was its best-selling smartphone in India in the first quarter of this year.”

Developing Tizen into a working, genuinely competitive, mobile OS for the western markets is, at best, a pipe dream. Just take a look at the failed and failing mobile OS alternatives to Android and iOS. But all is not lost. If Tizen became a force in the developing markets, then the excitement and popularity could translate to the West. Xiaomi and OnePlus are perfect examples

.VATIKA II 31.07.2015

The other option for Samsung is to rapidly develop and release the next jump in hardware technology – foldable displays. This would be something not easily recreated by the smaller OEMs, because the manufacturing requirements could only be met by a big company like Samsung. Check out my dissection of Samsung’s future foldable display plans here.

As Samsung searches for its Next Big Thing, whether it’s a foldable display or rival OS, one thing’s clear – it’s time as a premium Android device maker has been seriously threatened. And without drastic reinvention, the writing could well be on the wall for its mobile division.

Deputy CM’s demolition views stir row in Telangana

Hyderabad: The controversy over the move to demolish historic building of Osmania General Hospital in Hyderabad has further intensified with Telangana Deputy Chief Minister Mohammed Ali shooting off his mouth to say if need be the Government will demolish even Charminar, the 425-year-old icon of Hyderabad.

The indiscreet remark, made to defend Chief Minister K Chandrashekar Rao’s decision to raze the century-old Osmania Hospital to construct a new hospital building, has further fuelled the opposition and left the Opposition leaders, heritage activists and the people even angrier.city 2 (3.08)

Slamming those opposing the proposed demolition, Mahmood Ali asked, “Do the citizens need museums and heritage or good hospitals?”

What really touched a raw nerve of Hyderabadis was his remark on Charminar, which was built by Quli Qutu Shah in 1591. “Hazarons saal baad agar Charminar bhi kamzor ho jata hai toh kya karte? Todna padta”. (What we will do if thousands of years later Charminar becomes weak? We will have to demolish it).

He wondered why the Government should spend Rs 100 crore to repair Osmania Hospital when new buildings can be built with the same money and provide better facilities to the people. “The Government gives more importance to the health than the old buildings,” he said.

The Opposition Congress and many others reacted angrily and wanted the Deputy Chief Minister to retract the statement. Senior Congress leader V Hanumanth Rao demanded to know whether the State Government was trying to erase the memories of the erstwhile State of Hyderabad and its ruler Nizams by demolishing all the old buildings. “The Government was trying to save historic buildings including Qutub Minar across the country and here we are demolishing them,” Rao said demanding immediate scrapping of the plans to bring down the magnificent building of Osmania Hospital.
